Neighborhood leaders said Saturday that they hope some type of grocery store replaces Ken Kopp's Fine Foods now that Walgreens has decided not to open a drugstore at the Monroe Street location.
"I think the proposals that will get neighborhood support will be proposals that include some type of grocery or food store," Howard Mandeville, president of the Regent Neighborhood Association, said after Ken Kopp told customers in a letter that the deal with Walgreens was off.
"There is a very strong neighborhood feeling that groceries must be part of the equation," added Tess Mulrooney, chair of the Vilas Neighborhood Association's long-range planning committee.
Kopp said in his letter that he's accepting offers for his property through March 20 and will sign a contract with a buyer March 30.
He said in an interview that he and Semper Development of Minneapolis, which had wanted to develop a Walgreen Drug Store on the site, had terminated their contract because the city was not likely to approve the proposal.
"We kind of agreed that probably it wouldn't be approved by the city, so why waste any more time," said Kopp, who is anxious to retire. "Time is very important to me. When you're 71, time gets more important every day."
Kopp's announcement last November that Walgreens would take over his site at 1864 Monroe St. had upset neighborhood residents, who quickly started looking for alternatives.
Since then, neighborhood representatives and city planners have met with developers who have proposed projects that include food stores, housing and a new location for the Monroe Street library.
Madison developer Fred Rouse said Saturday that he's very interested in the location and has proposed a four-story project that will include a bakery and food store and library on the first floor and housing on the other three floors.
